Rental Scams?! What?

It’s unfortunate, but yes, scammers do target renters.  In a rental scam, the scammer will try to get money or personal information from a potential tenant for an apartment that they are in no legal position to rent or the apartment will simply not exist. Often, the scammer will try to get money or information from the potential tenant without showing the property or prior to providing a lease.

And these rental scams are not rare.

Scammers are currently targeting Wilmington rentals.

There are rental scams posted online for the Wilmington area that steal photos and text from legitimate listings in Wilmington. Scammers have recently stolen photos from our rental listing for downtown Market Street. Please note that we always include our company information on our Craigslist postings and that our rental at Market Street has been rented.

While we have set up Google alerts to try and flag these scam listings as soon as we can, scammers can change their format, so we’re sharing ways to verify online rental listings and keep yourself safe!

What are the other red flags?

  • Anyone who asks for money upfront.
    If the individual is requiring you to provide a deposit or pay other fees up front prior to submitting an application or signing a lease, it is a scam. Property Managers will always have you submit an application and sign a lease before collecting your deposit or first month’s rent.

 

  • Anyone who is looking for payment to be made a specific way.
    Anyone who has particular specifications about how to deliver money, such as through a wire transfer, delivered to a PO BOX, or in cash, is suspicious. If they are asking you to pay them in a way that is hard to trace, it could very well be a scam.

 

  • Any email address that looks suspicious.
    Local rental companies and agents will not be using Gmail, AOL, Yahoo, iCloud, or phone service provider emails for business. Companies usually provide an email address with their domain (such as @dianneperryco.com), or it should be a standard scrambled .craigslist email.

 

  • The listing does not provide contact information, or the contact information is vague.
    Many rental listings will include the contact information of the company that is listing the rental. In Wilmington especially, you will usually find the company name and/or agent name, company address and a website, email, and phone number. Most companies follow the same posting format as well, so if one post looks different from the rest, it may be fake.

 

  • Anyone who is eager to rent to you, without getting to know you.
    Property managers want to verify who they are renting to and will usually run a background and credit check. In addition, most management and rental companies will also require you to submit your proof of income and rental history. If someone seems like they are just looking for money upfront, or if they only want some of your personal (and valuable!) information, be cautious.

 

  • Or, anyone who is looking for only some of your personal information.
    If there is no formal application process, be wary. You should never give out your personal information- name, address, social security number, or bank account number- unless it is through a legitimate online application form. You can also quickly check to see if the page is secured (here’s how).

 

  • Anyone who needs you to commit immediately.
    As mentioned above, the company listing the property should want you to submit an application and/or provide information necessary for a background and credit check. Even if they want to rent the listing quickly, they will take their time reviewing each applicant. If someone needs you to commit immediately, they are likely just trying to get your money quickly before the scam is discovered or flagged.

 

  • Anyone who unavailable to show you the listing, or is available to show it to you after you provide them with personal information and/or money (such as a deposit).
    Do not trust anyone who says you can go and “peek in the window” or that they can show it to you after they receive their requested funds. This is likely an excuse and stall tactic and you should be wary of anyone who does not seem to have keys or legal access to the property.If someone does show you the property, you can always call and verify their employment. Legitimate rental companies will usually provide the name of the showing agent prior to the appoint and all agents should have a business card you can ask for!

 

  • The monthly rent seems too good to be true.
    “A 4 Bedroom condo in downtown for $650! What a steal!” …If it seems too good to be true, it probably is. Scammers are just looking to make some quick money and may be advertising an amazing price to get more individuals to reply.

 

  • The deposit or upfront fees are high.
    A deposit for an apartment is almost always the same amount as one month’s rent. (i.e. If a rental property is $1200/month, the security deposit will likely be $1200 as well). However, sometimes a property manager will request a higher deposit, often called a “double deposit” or a deposit equal to two months’ rent if the approved tenant has low or no credit history and/or rental history. If someone is requesting you pay a high or double deposit, they should have a valid reason as to why they are making this requirement. It is also important to note that each state does have rules and regulations on the maximum amount of deposit that can be collected.

 

  • You are told that you do not need a lease.
    Even if you are going month to month, you should have a lease or some kind of legally binding document in place. A lease protects both you and the property manager in the event that something goes awry. It also gives claim that the property manager or landlord has the legal right to rent out the property. If someone does not want to provide you with a lease, they may not be in a legal position to rent the home or apartment.

 

  • If you are told that you do not need a lawyer to review the lease.
    While you don’t necessarily need a lawyer to review a lease in the first place, if anyone explicitly tells you that you don’t need a lawyer to look it over, that should alert you that something is wrong.

 

  • Anyone who says they are out of the county.
    “I’m currently out of the country” is one of the most common excuses among scammers. It is an easy way for you not to question why you can’t meet with them. There are a lot of great rental and property management groups in the Wilmington area, so be cautious of anyone who says they are out of the country.

 

What can I do to protect myself?

  • ALWAYS verify that the rental and the company listing the property or apartment exist.
    Property Management companies and Real Estate Groups usually provide their address and contact information on their listings and almost always include their phone number and website. It takes just a minute to perform a Google search, check a website, or call to verify a listing! Not to mention, the listing company will likely appreciate you letting them know about a fradulent post that they haven’t caught yet!

 

  • Trust your gut. 
    If something makes you feel uncomfortable and doesn’t seem right, there is nothing wrong with walking away. Trust your instincts!

 

  • Take your time with selecting a rental.
    Even if you’re in a rush to move, make sure that you are comfortable with your rental and the company you are renting from. If you’re wary of the intentions of someone renting to you, make sure you take that into consideration before making a final decision.

This is perhaps the best $3.00 you can spend in Wilmington. While the museum is small, there’s plenty to see and it is a perfect place to stop when you’re downtown.

You’ve likely seen Wilmington by foot and by car. But have you seen it by segway? Didn’t think so.

New Ways to Unwind

Drift & Dream – Offering Floating

I first heard about floating or sometimes called “Floatation Therapy” when looking up things to do after running a half-marathon with my dad in Portland, OR. It was something I was not surprised to find in Portland, but it was definitely an unexpected find in Wilmington. Basically, you get into a tub of water saturated with Epsom salt that allows you to float. You are also in a sound proof room with no lights, which is supposed to provide a meditative experience.

National Clams on The Half Shell Day

It’s National Clams on the Half Shell Day and with random national days gaining popularity over the last few years, we’re not surprised this exists. Although we did have an office debate over clams, particularly raw clams. Some of us appreciate them, others will only enjoy them cooked. However, we are all in agreement that Wilmington has some great spots for seafood, raw and cooked alike. Check out some of our favorite spots to enjoy a fresh catch below!

1. Shuckin’ Shack

When you need a bucket or basket of seafood, Shuckin Shack is the place to go to. They offer a variety of steamed and raw plates, along with sandwiches and traditional seafood fare.

2. Dock Street Oyster Bar

Dock Street may be closer to the river, but the restaurant provides a beachy ambiance that compliments their raw bar and steamed offerings. It’s a great little place to stop after a day of shopping downtown.

5. Catch

Talk to any Wilmington local and they’ll likely hold Catch in high regards. With fun takes on the classics and dishes as delicious as they are colorful, Catch is a spot that never gets old. You can keep an eye out for Catch the food truck, or find their restaurant on Market Street with a tongue in cheek sign letting you know that, “Yes you are at the right place.”

Pollen-pocalypse: Getting That Neon Dust Off Everything

Ah, Spring. The temperatures are warm, bottles of rosé are highlighted at every store, and the greenery of our area comes alive with new blooming. We rush outside, only to discover that everything is covered in pollen that agitates our allergies, blankets our cars and patios, and infiltrates our clothes. Below we’re sharing the best tips for cleaning up pollen around the home:

For Glass Surfaces:

 

For wood and plastic surfaces:

  • Brush off as much pollen as possible, then use a gentle cleaner. A simple combination of dish soap and water will work well.

 

  • For a deck, brush the deck if the pollen is thick, then hose down the deck or mop with a simple cleaning solution.

 

For patio chair cushions or fabric: 

  • Brush off pollen as best as you can. You can beat the pillows together to help naturally remove the pollen.

 

  • Use a simple solution to wipe down the cushions, then wipe with a dry paper towel. Apartment therapy recommends this easy DIY solution for patio cushions.

 

  • You can hose cushions down if necessary, but make sure that they can dry quickly- either in the sun or in the dryer if they are dryer friendly. You may want to push down on the cushions after hosing them to help remove excess liquid. Cushions that remain damp may develop mildew or a bad odor.

 

  • If you’re really ambitious, consider using a fabric protector after washing.

 

For Clothes:

  • Try to treat the stain as possible.

 

  • Shake as much pollen off of the material as possible. Do not rub the stain.

 

  • Wash as you normally would.

Boosting Your Curb Appeal

I remember growing up there was an old “witches house” three blocks away and up the hill. The home, while spacious, was barely visible from the thick trees and shrubs that lined the long, winding driveway. Something mysterious just had to be going on in a home with overgrown plants that kept the home from sight! While I can’t personally confirm if any supernatural being has ever lived there, I do know that it stopped being so scary when the new owners purchased it and totally transformed the exterior landscaping. Trees were cut, overgrown bushes were cut, and the winding driveway was repaved. Suddenly, you could see the gorgeous detail of the front lawn and gardens and the ($1.7 million!) home behind it!

The Halloween after the new owners moved in, my friends and I trick-or-treated at the old “witches house” and I was more excited to see the details of the home -including the most breathtakingly beautiful Dutch door- than I was to get a Snickers bar.

Who knew that such a beautiful property had been hidden by a lack of landscaping? While I didn’t know the name for it at the time, I was incredibly impressed with the home’s new found curb appeal.

Now, with a career in the real estate field, I understand just how important curb appeal is for a home for sale. We all know first impressions are important, but the curb appeal of a property can affect the perceived value of the home from potential buyers. Luckily, there are easy ways to boost the appeal of your home from the street. Check out our tips for boosting curb appeal below!

  • Draw the eye to the front door. Using a bold color or attractive accents on the front door can draw the eye in and add a nice focal point on the property.

  • Add symmetry. It is easy on the eye and you can easily create a symmetrical pattern with plants, planters, statues, or other decorations.

  • Landscaping! While you could shell out big bucks for a lawn makeover, you can easily boost your curb appeal by simply cutting and/or replacing dead or overgrown plants.

  • New paint. And maybe a trim. Adding a new coat and a contrasting trim can make the property look modern and new.

  • Add some lighting. Light fixtures can add to the appeal of the home and help brighten up properties that get less natural light.

First Time Home Buyer Series: How To Save For A Down Payment

Saving for a down payment can seem like a daunting task, but there are several ways to start saving a substantial amount. Below, we’re introducing what a down payment is, along with some easy tips to help you budget and start saving!

What is a down payment?

Down Payments are the amount of money that you spend upfront to purchase a home and are often expressed as a percentage (i.e. “A 20% down payment” or “Putting 20% down on a new home”). Typically, a down payment of at least 20% lets you avoid mortgage insurance. This payment is usually generated from a buyer’s own savings.

How do I start saving for a down payment?

  • Get an idea of how much you will need for your down payment.
    “Most lenders are looking for a 20% or higher down payment on a conventional loan, but there are options where you can put down much less. However, with a smaller down payment, you’ll likely be required to pay for mortgage insurance. That protects the lender from you defaulting on the loan. If there is no mortgage insurance requirement, there can be other upfront or ongoing fees. You’ll always want to be aware of loan costs.” – Nerd Wallet

 

  • Open a Savings Account
    Many banks offer great savings programs and often provide tools such as saving calculators, to help you meet your goals.

 

  • If you can, set up automatic transfers to your savings account.
    This will help ensure you meet your savings goals as payments will be automatically transferred over.

 

  • Save your change.
    This is an old school trick, but every time you receive a small bill, such as a $1 or $5, put it into a savings jar or transfer that amount to your savings.

 

  • Utilize your phone.
    Apps like Mint let you monitor your financials and your credit score and allows you to set different budgets. This will help you monitor your budgets and help you cut costs.

 

  • Turn Your Hobbies into Profit.
    If you enjoy crafting, have a secret hand lettering talent, or have a skill you can utilize in a fun way, consider turning your craft into profit. Just recently, a friend of mine started selling aprons and pillowcases she makes in her spare time and has brought in roughly $250.00 in extra monthly income! Just be mindful of your time and don’t spread yourself too thin!

 

  • Cut out what you don’t need.
    When starting your budget, take a look at your expenses and see where you can cut costs. I found that drinks are a great place to start- cut down on coffee and cocktails for quick savings!

Deciding the Listing Price for Your Home

When homeowners list their homes for sale, they are generally looking to get the maximum return possible, but also to sell their home within a certain timeframe with great closing terms. Therefore, setting the listing price for your home can be a delicate balance between the price the seller wants and a price that is appropriate for its market. Your real estate agent will work with you to help you find the most appropriate listing price for your home and below, we’re diving into some of the factors that can influence the listing price of your home.

  • Comparative Market Analysis (CMA Report).
    Your agent will provide you with this report that will show you what similar homes in your neighborhood are selling for. This report provides both you and your real estate agent with a good idea of the average home price in your area.
  • The “9” or “99” mentality.
    Even though a $1999 couch is just $1 less than a $2000 couch, the use of “99” provides some perceived value. So even though there is not a big difference between a home listed at $199,000  versus a home listed at $200,000, it may attract more buyers.
  • Real estate searches.
    Your agent will also want to price your home so that it shows up in more real estate searches. This is one benefits of using the “9” or “99” pricing model- in the example above, homeowners looking to stay within a budget of $200,000 or less may not see your listing if it is priced above $200,000. But, when priced around $199,000, it is more likely to show up in more real estate searches.
  • Time of year.
    We’ve previously written about listing your home in winter and how it can often be perceived as a risky time to list. However, every neighborhood has a different market and buyer trends. Your agent will let you know his or her thoughts on the best time to list your home.
  • Current interest rates.
    Current interest rates can either motivate or dissuade potential buyers. Your agent will inform you of current interest rates and how you might want to price your home based around this.
  • Market demand.
    Is your home in the new “it” neighborhood or have home sales been far and few? The interest and demand for homes in your neighborhood are something to consider when determining your listing price.
  • Buyer mentality.
    Quite simply, put yourself into a potential buyer’s shoes. Have you ever picked a specialty product over a name brand product because of the quality or packaging? A home buyer is similarly influenced by the perceived value of a home, which is why selling factors like curb appeal matter! A buyer’s first impression is important, so consider all the features and flaws of your home to determine an appropriate listing price.

Remember that sale price is an ongoing process. It is easy to adjust the sale price during the selling process when there are market changes or property feedback. Your realtor wants you to get the best price but will be honest and informative when he or she feels that the price may need to be adjusted!

Beau’s is the newest coffee shop in Wilmington and they’re gaining well-deserved attention for serving up great coffee and providing job opportunities to adults with disabilities.

Founder Amy Wright recognized that in a fast-paced world, people often don’t slow down to get to know individuals who are different from them. So Beau’s was created to not only provide opportunities for community members with intellectual disabilities but to also provide the community with an opportunity to get to know them. Wright hopes that their business will also encourage other business to hire those with disabilities.

The community has been extremely receptive to Beau’s and their mission and the buzz has even landed them on the Rachael Ray Show.

Having Beau’s in our community means a lot to the Perry’s, as their son and brother, Reyn, has Down Syndrome. Another member of the Dianne Perry & Company team, Maggie, has a brother with Asperger’s. We’ve experienced others not taking the time to get to know our family members and we love that Beau’s helps the community get to know those with disabilities. We also love the confidence that is instilled in the employees from a great job opportunity.

First Time Home Buyer’s Guide

When should I consider buying a home?

If you have put serious consideration into buying a home, you should speak with a realtor about real estate options! If you have been watching your finances, if you are committed to your neighborhood, and if you are looking for a place to truly call your own, buying a home is a great option.

What are the benefits of buying over renting?

  • Interest rates are low.
  • Buying can be more affordable than renting and can help you build equity!
  • Lower monthly payments make it easier put money aside for repairs and improvements.
  • Have a roommate? You can still live with him or her and have a rent payment go towards your monthly mortgage.
  • Tax and insurance are built into your mortgage payment.
  • First time home buyers do not have to sell their home, often making them desirable buyers to sellers.
  • There are tax incentives to buying and current market prices are affordable!
  • You can get pre-qualified for buying a home within 15 minutes by email or phone!

What should I expect?

Your realtor will walk you through each step of the process which will include finding a home, making an offer, getting a home inspection, and closing. Below, we’ve outlined what you can expect from the buyer’s process.

1.The buyer decides to buy a house!

2. The buyer then needs two VERY IMPORTANT things! A Realtor and a Lender!

Referrals are both a Realtor and Lender’s business. If you have one, they can then help you find the other. You are welcome to use whoever you want as a realtor and lender, but realtors and lenders often have preferred relationships.Working with a referral is great and usually makes the process smoother as your realtor and lender will be familiar with working with each other.

Once you’ve found your lender, you’ll need to get pre-qualified to buy a home. Let the lender tell you how much money you can borrow for a loan and decide what payment you are comfortable spending on a monthly basis.

The key deciding factors in your loan amount are:

  • Your credit score
  • Your yearly income (normally 2 years of tax returns)

Here’s what the lending timeline looks like:

  • The lender needs all appropriate loan documents, including documents from the buyer and Title work from the Buyer’s Attorney.
  • Once these are received, the lender submits the documents to the lender in-house underwriting, which goes into preliminary underwriting for 48 hours.
  • Then, the document goes back to the Lender to send to the final underwriting (FHA/VA, Conventional, USDA) for 48 hours.
  • The lender then sends notification if the sale is clear to close.

If we are cleared to close, your agent will submit your closing package to the closing attorney. The closing process will proceed like this:

  • The closing Attorney creates the closing documents, an HUD/Settlement Statement, and sends it to all parties for approval.
  • The HUD is sent to Seller for review and signature. (Or if the property is a foreclosure, it is sent to the bank for review. They require 2 days for review prior to closing).
  • The Seller signs Deed before or after Buyer signs.
  • The attorney sends the signed HUD to back to the lender for approval. The lender approves and wires funds to the Attorney.
  • Lastly, Attorney records the Deed and Deed of Trust at a courthouse.

At this point, the home is officially SOLD!

Where do I start?

Even if you aren’t ready to buy but want to eventually or even don’t think you qualify, start by following the steps below!

1. You need to know what you qualify for and if you qualify.

2. Contact Jill or Amanda at Dianne Perry & Co and they can give you an idea of what you might qualify for based on your credit score and income. We can also tell you what your monthly mortgage payment might be, including taxes and insurance.

3. We can set you up with a prospect portal list that adds listings with your general criteria as soon as they hit the market! You’ll be notified in real time, or you can get daily or weekly updates if you are just casually browsing the market. Our market changes fast and receiving these updates is a great way to get an idea of how much properties in our market are currently going for.

4. Connect with a Lender. We will give you our preferred list of Lenders. The lender can get your basics online or over the phone in 15 minutes or less. They will run your credit report and tell you what you can do to improve your score if needed; give you a home price range that you are prequalified for (or what you need to get there); and a rough estimate of what your payment might be. Your prequalification is based on your credit, your annual income (2 years of tax returns), and you debt to income ratio.

Credit: make sure you have all 3 scores. Lenders require all 3 scores and some auto loans and credit unions only report to 1 or 2. This can be fixed.

  • Experian
  • Transunion

Your credit can change a lot faster than you think, positively and negatively so watch your spending. If you are just barely on the line of having enough credit, it can take as little as 2 months to fix.

5. GET READY! Our market is good right now, so if your dream property hits the market you have to be ready to make an offer to purchase! (You will not have to put money down until your contract is accepted and your real estate agent will walk you through each step).When you submit an offer to purchase, you do need to have a pre-qualification letter from a lender for most offers to be considered. SOUNDS SCARY? It’s actually not as scary as you think. We have a clause in our contracts that allows buyers to back out for ANY reason during a certain time period, called the Due Diligence Period (the part of the home buying process that includes the home inspection and loan period).

 

How much should I save and how do I pay for my first home?

Once you decide that you are would like to buy a home (or do so down the line!) speak with a real estate agent and/or lender to get an idea of what you can afford. Your income, job stability, and any debts can influence the lenders decision.

Once you have this information, be realistic about your budget and your finances and make a set of goals for saving for your down payment. Most buyers are encouraged to follow the 20% rule, which is putting down a down payment of 20% of the purchase price, however, other options may be available and your realtor can provide helpful insight about down payments.

Don’t forget to factor in costs of moving, renovations, or any new furniture! Prepare for additional costs so your bank account isn’t drained after you’ve purchased your home!
