Buying a Home in North Carolina

Congratulations on your decision to find a home! We know that the buying process can seem daunting, so we’ve broken down the process of buying a home in North Carolina below!

Commit to your decision to purchase a home and what kind of home you want.
Before meeting with an agent, have a list ready of what kind of property you are looking for and know your budget. How many bedrooms do you want? Are you looking for an open floor plan? Do you have a preferred neighborhood? Having this information prepared will help your agent to find you great home options.

Prequalify.
To purchase a home you will likely need to prequalify for a loan to determine how much you can afford to borrow. Your loan will be based on your income and credit standing. Prequalifying will help you finalize your budget and plan for your home financing.

Search for a home.
Once you have prequalified and signed a real estate disclosure, you will work with your agent to view properties based on your budget and home preferences.

Submit an offer.
When you are ready to make an offer, you will work with your real estate agent to submit an offer to purchase. The offer to purchase is a document that needs to be signed by both the buyer and the seller. The executed copy of this document will note the final purchase price, the due diligence date and closing date. There may be some back and forth revisions of to the offer to purchase, should this occur, your agent will be the one to negotiate on your behalf.

Sign the accepted offer and begin the under contract process.
Once your offer is accepted and the offer to purchase is signed by the buyer and the seller, you will officially be under contract and the offer to purchase will be considered executed. Your closing date is usually 30 to 45 days after your offer is accepted.

Once you are under contract, your due diligence period begins. This the time for the buyer to thoroughly investigate the property, which can include reviewing property documents, procuring insurance and walking the property.

Get an appraisal and inspection of the home.
The lender will order an appraisal once you are under contract. The appraisal is required by the bank and the process entails the appraiser inspecting the property for any improvements or deficiencies that may lower the value of the home. The appraiser also takes the location, square footage, and selling price of similar properties into consideration. The appraisal allows the lender to finalize how much to lend, what type of loan will be provided, the down payment requires, and what the interest rate will be.The buyer can also hire a home inspector to assess the overall condition of the home. Typically, the home inspection focuses on the property systems, such as the plumbing, electrical, and HVAC. The inspector will determine if any repairs need to be made and if there are any health concerns.

Secure the title and title insurance.
Your agent will help you select a closing attorney who will perform a title search and secure the property title. Unless a warranty is offered by the seller, you will likely want to obtain homeowner insurance. Your agent can help you select a company to protect your home.

Meet with the closing attorney & close on your home!
Once the above steps have been completed, you will meet with the closing attorney and complete the final paperwork to transfer the deed for the property. Your agent will be with you at closing to review the documents and ensure that no errors have been made. Once the closing statement and deed are signed, you will receive the keys to your new home! Congratulations, you are officially a homeowner!

October is coming to a close this weekend and we are looking forward to a great Halloween. Here in the office we have a cat, two mice , a deer, a fairy godmother, Danny Zuko and the most beautiful little princess.
In addition to our Wilmington weekend Halloween picks, below are some guidelines to being safe on Halloween and while Trick or Treating:

  • Trick or Treat on blocks with well-lit houses and remain on house porches.
  • Most safety councils and city officials recommend Trick or Treating from 6pm to 8pm.
  • Children should travel in groups accompanied by an adult or adults.
  • Bring treats home before eating them and perform a quick check of your child’s candy before they indulge.
  • Use flashlights where necessary!
  • Be mindful when crossing streets.
  • Homeowners should not have any open flames where it may interfere with a child’s costume (such as on a walkway to the home) or where it may present a potential fire hazard.
  • Do not leave jack-o-lanterns with an open flame unattended.

If you’re still in need of a pumpkin, head to Wesley Memorial Church to pick one up from their office. Our office gets our pumpkins there every year and the proceeds support their youth group!

October is also Breast Cancer Awareness month and at Dianne Perry & Company breast cancer touched our lives in a way we will never forget. In December 2012, our agent (and daughter, sister, and friend!) Amanda Perry was given the report of breast cancer at the age of 27. As a perfectly healthy women in her twenties, she was taken by surprise at finding a lump.  Please read her personal journey on her blog and help educate other women of all ages on breast cancer awareness.

It’s never too early to be prepared and support others. Amanda is a brave, compassionate person and her journey has made her a stronger person than ever!

As Breast Cancer Awareness Month comes to a close, we invite you to take a moment and perform a self exam. While many of us feel invincible, it is important to begin regular examinations at age 20.

ADVOCATE FOR YOURSELF: if you find a lump, no matter your age, go to the Doctor (don’t put it off) and require them to do an ultrasound or mammogram. If you are young, they will likely believe it to be a common cyst, which it most likely but it is, but it is far better to have peace of mind. It Breast cancer in young women goes untreated it often becomes very aggressive and can spread. Insurance or not, there is funding for these tests.

Are you moving soon? While I have yet to meet anyone who describes moving as fun, ending up in your dream home or in a great new city always makes the process rewarding. Packing boxes and moving furniture can be tedious, so below are 10 tips to make your move easier!

1. Set a budget for moving!
First, set a budget for your move. Are you going to use movers? If so, remember that you may need to factor in the cost of gas and tips for the movers. Call local companies for a quote so you can get a ballpark idea of the cost. Most companies will have you fill out a list of items and furniture in your home to provide a more accurate quote.If you are looking to just rent a truck, you will also want to call in advance for a quote. Many companies have busy moving weekends and require a reservation. If you wait until the last minute, you may also be quoted a higher rate.Moving can have unexpected costs (like bubble wrap, new home items, and pizza) so set aside funds prior to moving and allow for some flexibility to your budget.

2. Talk with your family or roommates about your moving plan.When you make your reservation, be it for movers or just a truck rental, it is a good idea to try and also plan the following:

  • The amount of time you will need to take off from work, if applicable.
  • Who will be driving the truck rental and who will drive your family or personal vehicle.
  • What route you will take to your new home. Some trucks have to avoid certain roads and/or parkways.
  • What time you plan to leave and what time you plan to arrive.
  • How you will transport your furry friends (if you have them).
  • The amount of time you will need prior to moving and the day of moving. Don’t forget to factor in time for cleaning your rental or home prior to leaving for your new place!

 

3. If your travel time will take multiple days, purchase a lock for your truck or trucks to keep your personal items secure.

4. If you have to take any furniture apart, put nails and screws into a small plastic bag with a post-it note enclosed inside that notes what item it goes with. It may also be helpful to take photos while de-assembling furniture to remember how to reassemble. 

 

5. Use garbage bags and rubber bands to quickly pack up your closet. Tie your hangers at the top while your clothes are still hanging and then cover with a garbage bag and tie at the top. I used this trick when moving recently and it definitely saved some time when unpacking my closet!

 

 6Label your boxes! Label what room each box is going t0 and note the contents where you may need to. (I.e. “Kitchen: plates and cups” and “Kitchen: pots and pans”. You will probably want to get your dining ware out first!). Label the sides AND the tops of the boxes so that you can quickly see the what the contents hold from any angle.

 

7. Create a “First Day” moving box or boxes. Keep this box in your car or right at the end of the truck for quick access. Fill the box (or boxes) with everything you will need for the first 24 hours. This will usually include snacks, paper plates and utensils, towels, shower curtain and bath and hygiene products. You may also want to pack coffee and your coffee maker in these first day boxes, or know where the nearest coffee shop is near your new home! If you have pets, be sure that you have their supplies easily accessible as well.

 

8. You may want to pack your first day essentials in a clear plastic container so there is no chance of it getting shuffled with the other boxes. 

 

9. Each individual who is moving should also create an overnight bag. This should include a pair or two of clothes, any medications, personal documents and cell phone chargers!

 

10. Remember to breathe! Moving isn’t easy and takes time! Remember that it will all get done and don’t overwhelm yourself by trying to get everything perfect right away.

So I want to end my lease early…….

My lease says I have to give 30 days’ notice to end the lease, is that right?

Not exactly. But you are not alone- this is a common misunderstanding for tenants. Our leases do not have termination clauses available to allow you to end your lease early. The purpose of the lease is to give you and the landlord a planned period of time that the property will be rented.

When can I end the lease?

Your lease states that after the first term of the lease ends (be that one year or 6 months), then the tenant can give the landlord 30 days’ notice that you plan to end the lease.  This notice needs to be given before the 1st of the month and is for the calendar month. (For example, notice should be given May 31st to end the lease on June 30th).

Can I give more than 30 days’ notice?

Yes, more notice is always helpful for your property manager. If you know 45 or 60 days ahead of time, this will give us more time to plan for a smooth transition.

End my lease early

If you are looking to end or renew your lease, or if you have questions about your lease, do not hesitate to call us!

What if I want to renew the lease?

The lease still requires a 30 day notice to be given to the landlord or agency at the end of the renewal time.

Is there no other way out? What if I have a job transfer or lose my job?

Good and bad things do happen to us all and our team is understanding of life changes. The lease does not allow for early termination but the landlord might.  We have a remarketing plan available to assist with life changes if the owner approves. Give us a call to discuss this possibility.

What if I buy a house?

Always check with your property manager first. Most of us do not want to be paying a mortgage payment and a rent payment for very long. Timing is everything in this situation. What to Consider When Choosing a Property Management Group

Choosing a Property Management Company or Property Manager can be a daunting task. Who is the right choice? Truthfully, there is no “one size fits all” when it comes to property management. It is important to do your research and be considerate when making your decision. We’ve put together a Q&A below with some of the frequent questions we receive, along with information about the property management services offered by the Dianne Perry & Company team.

Choosing a Property Management Group (Dianne Perry Company Wilmington NC)

Q: I have used some companies before that didn’t give enough attention to my property. How do I select a property manager that will do a great job?

A: Some agencies or property management groups use multiple agents and outsource maintenance and accounting related to the property. This can often leave the property manager out of the loop, which is frustrating as an owner. When selecting a property manager, try looking for an individual or company who has someone dedicated to the property and who will be personally following up on maintenance and accounting requests. At Dianne Perry & Co, we have a team of professionals for our maintenance needs and manage our accounting in house. We are also happy to work with any preferred vendors you may have. As a smaller team, we provide the full attention your property needs and will communicate with you every step of the way for a seamless experience.

Choosing a Property Management Group via Dianne Perry Company Wilmington NC

Q: I see that a property management group I am interested in rents another property in the same area. Will this make it harder for my property to be rented?

A: Absolutely not! In fact, having a few options in the same area is great for prospective tenants. With multiple rental properties, we are able to provide our tenants with different options and provide you with the best tenants for your property. A good property manager will work hard to satisfy all of our owners and will not prioritize one listing over the other. The Dianne Perry team enjoys being able to provide prospective tenants with options and actively marketing all of our properties.

Q: What kind of experience should I look for?

A:  You should look for a property manager who has experience with similar types of properties. If their experience is with single family homes and you own a large apartment complex, it may not be the best fit. Additionally, some states require property managers to have a real estate license to show vacant apartments. Even if this is not a requirement, property managers with licensed experienced will be able to use that knowledge to their advantage when marketing the property and managing tenants and paperwork. At Dianne Perry & Company, all of our property managers are also licensed real estate agents.

How to Prevent Mosquitoes After Heavy Rain or A Storm

After all this rain, you may be thinking about repairs you have to make or what to do now that the forecast is clear. You probably aren’t thinking about mosquitoes and that’s understandable. But mosquitoes pose a threat after a storm and there are mosquito warnings in our area. Below, we’re sharing what you need to know and how you can defend yourself from those itchy bites.

Here is what you need to know:

  • Heavy rains and storm damage will provide attractive breeding sites for species of mosquitoes that remain active until late fall.
  • Holes left by uprooted trees, tire ruts or soil erosion made by vehicles and heavy equipment fill up quickly with water that can stagnate over days. If the weather stays clear, then many of these temporary water sources should dry up and reduce the likelihood mosquito problems. However, if flooding is widespread, then persistent pockets of stagnant water are more likely to become mosquito breeding grounds

 

Here is what you can do to reduce mosquitoes after heavy rainfall:

  • Empty out any objects that have collected water. This could include buckets, tarps, gardening supplies or yard decorations.
  • Make sure that gutters are free of debris and draining properly.
  • Fill any holes left from uprooted trees or plants, or from any shifting due to rainfall.
  • If necessary, treat pools or ponds with an insecticide containing the bacteria Bacillus thuringiensis israelensis (Bti). For more information, consult your maintenance group or a local specialist.
  • It is best to stay indoors as much as possible after a storm, but if you do need to go outside, be mindful of areas that may have more mosquitoes (such as wooded areas) and wear light colored long sleeves shirts and pants. You can also use a bug repellent containing Deet.
